SOLAN: With only 60 per cent land available for development in the industrial hub of Baddi-Barotiwala-Nalagarh (BBN), the government has, for the first time, given its nod to 10-storey apartments in the new master plan for the area.

With only 60 per cent land available for development in the industrial hub of Baddi-Barotiwala-Nalagarh (BBN), the government has, for the first time, given its nod to 10-storey apartments in the new master plan for the area.

The master plan, which was notified today after years of deliberations and public hearings, has pointed out that the 25 per cent area cannot be put to use and 15 per cent of the total land has already been developed.

The remaining 60 per cent land had been earmarked for seven major utility areas with sector-wise division to facilitate the planned development, said Chief Executive Officer of the BBN Development Authority Lalit Jain.

With a population of 4,30,260 persons, including 150,000 migrants, 19,324 hectares have been proposed for development of various facilities till 2025. For the use of residential activities, 7,048.69 hectares have been proposed and jhuggis will be replaced with low-cost housing.

Though the initial plan was approved by the Council of Ministers in 2008, it invited a plethora of objections. The final document was prepared after registering objections and making vital changes.

An area of 5,072.34 hectares has been proposed for the industrial use and no new industries will come around Nalagarh.

An area of 134 hectare has been earmarked for commercial use and for traffic and transportation, 1,593.07 hectares have been proposed for roads, transport nagar, bus stand, workshop, parkings, roads,etc.

The plan states that since the width of the national highway is 45 mts, the permission for development work will be allowed at a distance of 27.5 mts from the existing road centre.

An area of 546 hectares has been proposed for parks and greenspace and proposals for environmental protection and heritage conservation have also been considered in the plan.

In a bid to ensure implementation of vital proposals of the master plan, a committee, headed by the CEO, BBNDA, will be set up. Apart from this, Development Control Regulations to check construction of buildings to ensure systematic growth have also been prepared, said Lalit Jain, who felt the plan would help develop the area into a model industrial area.

Accommodating the demands raised by the locals, bona fide agriculturists have been exempt from paying fee for change of land use and they will not be required to take prior permission or NOCs. The heights of the high-rise buildings have been proposed to be 30 mts and Proper Right of Way from 9 mts to 45 mts has been proposed.
