With the hike from 15 per cent to 75 per cent in the collector rates of residential, commercial and agricultural properties, buying property is set to become more expensive in different pockets of Ambala from April 1.
As per the proposed rates, in Sectors 8, 9 and 10 of Ambala City, the hike for residential properties is 75 per cent, with the rate increasing from Rs 5,000 to Rs 8,750 per sq ft. In Subhash Nagar, the proposed hike in residential property is 15 per cent per square yard. Similarly, commercial property rates in Vikas Vihar are proposed to increase by 25 per cent. In Mahira Green, residential property rates are proposed to rise by 25 per cent, from Rs 4,000 to Rs 5,000 per sq ft.
In the Kotwali Sarai area, commercial property prices are proposed to increase by 75 per cent. In the Anandpur Jalbehra area, agricultural land prices are proposed to rise by 25 per cent, from Rs 35,42,000 per acre to Rs 44,27,500 per acre.
In the Kardhan area, residential property prices are proposed to increase by 75 per cent, from Rs 6,300 per sq yd to Rs 11,025 per sq yd. On the link road, agricultural land rates are set to increase by 45 per cent per acre.
Residential properties in Karndhan Rana Park are proposed to increase by 75 per cent per sq yd, while Shalimar Bagh and Shanti Nagar are set to see a hike of 15 per cent. Agricultural land in Kalarheri is proposed to see a 75 per cent hike, from Rs 97.35 lakh to Rs 1.70 crore per acre. In the Khojkipur area, residential properties are proposed to see a hike of 60 per cent, and commercial properties 45 per cent. Residential properties in Tribune Colony are set to see a hike of 25 per cent.
In Mirzapur, residential property rates are proposed to increase by 75 per cent per sq yd, while in Milak village, agricultural land will see a 75 per cent hike per acre.
Expressing dissatisfaction with the hike, Onkar Nath Pruthi, chief patron of the Real Estate and Builders Association, Ambala Cantonment, said, “The proposed hike of up to 75 per cent in collector rates in Haryana is unrealistic and far removed from ground realities. Every property has its own intrinsic value based on location, infrastructure, and amenities. This decision will further slow down an already struggling real estate market and increase the financial burden on common citizens.”
District Revenue Officer Rajesh Khyalia said, “We have received three objections regarding the proposed rates. The committee will make a decision on these objections, following which the new rates will be implemented. The maximum hike is 75 per cent.”
Ambala DC Ajay Singh Tomer said, “The proposed collector rates were uploaded on the district administration’s website, and there was a reasonable increase in many areas. In some pockets, there was no increase. Objections and suggestions were invited from the public. After reviewing these, the new collector rates will be implemented from April 1.”
