Ludhiana-Halwara airport: Commercial complexes mushroom, investors eye business potential

With bookings for the first flight from Halwara to Delhi now open, a wave of optimism has swept through the real estate sector in and around Ludhiana.

Investors are showing keen interest, in anticipation that the commencement of flight operations by mid-May will certainly unlock the significant business potential along the Ludhiana-Raikot Road.

Real estate agents are witnessing a surge in inquiries, as investors believe that properties along this stretch could yield promising returns. However, the sentiment is not entirely one-sided. Some property dealers remain sceptical, pointing out that returns will largely depend on the consistency and smooth functioning of flight operations at Halwara airport.

Meanwhile, commercial activity is already picking up pace. A few commercial complexes have begun to come up along the Ludhiana-Raikot Road.

A local resident who has invested in a coffee shop on the main Ludhiana–Halwara road, about 2.5 kilometres from the airport, expressed positivity.

He said once flights begin from May, increased movement of travellers is expected to boost business and overall market activity in the area.

Pointing to be cautious before investing, Narinder Chabra of Chabra Properties on South City Road said while inquiries for investment are rising, buyers are hesitant to commit. “People want to be sure that the airport becomes fully functional, with adequate flight frequency and without operational hiccups, unlike what has been witnessed at Sahnewal airport,” he noted.

The response, thus, remains mixed. While interest is building, investors are adopting a wait-and-watch approach.

Nevertheless, two commercial complexes have already been established along the Halwara airport road, indicating area’s growth prospects.

The distance between Ludhiana and Halwara airport is approximately 35 kilometres. Commuters need to take the Raikot Road from Mullanpur to reach the airport. The travel time is around 45-50 minutes, depending on traffic conditions.
