What are the latest trends in the realty sector in Punjab?

This sector has seen robust growth over the past 18 months in key cities in the state. While Mohali remains on top in price appreciation as well as in the number of new projects being launched, Ludhiana and Amritsar, too, have seen positive trends in the real estate sector. Both these cities have witnessed a healthy ‘appetite’for modern townships that offer a blend of comfort, convenience and community. These developments, strategically located with proximity to key urban touchpoints, have been in high demand. Over the past two years, our townships in Amritsar and Ludhiana have witnessed capital appreciation of 200-250 per cent, a trend that shows no signs of slowing down.

NRIs have been important players in the growth of realty sector in Punjab. Do you think this trend is still going strong?

Yes, NRI investments continue to be key growth driver in the state. An increasing number of NRIs are returning to their home state or are investing in second homes. They seek properties that match international standards in terms of amenities, security and lifestyle. This demographic shift has driven demand for high-quality, planned residential developments that cater to evolving global preferences.

How has your group grown in the state?

AIPL began its journey in Punjab in 2004-2005, with a vision to redefine urban living through modern and planned townships. In 2009, we launched AIPL Dreamcity Amritsar, a 148-acre integrated township on the Delhi-Amritsar highway. This pioneering project has set benchmarks for the region, with over 500 families now residing there. The township has experienced an impressive 800 per cent price appreciation since its launch, reflecting the region’s burgeoning demand for planned residential properties. The same year, we launched AIPL Dreamcity Khanna. Building on this success, we introduced AIPL Dreamcity NXT in Amritsar in 2018. Spanning 78 acres, this project is nearing full development, with over 90 per cent of its 760 plots sold.

In Ludhiana, AIPL Dreamcity Ludhiana epitomises the vision of a self-sustained ecosystem. Strategically located between the new Halwara airport and the Ladowal bypass, this township offers unparalleled growth potential over the next 10-20 years. Currently home to over 200 families, the project integrates residential, commercial, educational and recreational spaces, providing a seamless living experience.

The demand for high-street and SCO projects is also on the rise in Punjab. AIPL Joystreet Jalandhar, slated to be fully operational by 2025, offers 72 SCO plots with immense potential for capital appreciation.

What are the key factors driving realty growth in Punjab?
