Earmarking parking space made mandatory for owners

From now onwards, property owners would have to ensure proper parking space before construction of a new house.
According to the new building bylaws, it has become mandatory to leave parking space for two two-wheelers in a house up to 100 sq meters, one equivalent car space (ECS) in a house up to 100-150 sq meters, two ECS up to 150 - 200 sq meters and three ECS up to 200 sq meters.
As far as shops, showrooms and commercial complexes are concerned, one ECS has to be earmarked for every 60 sq yards of the covered area. Multilevel mechanical covered parking would also be permissible subject to the fulfillment of structural requirement within the permissible norms.
Besides, the parking space has to be left for residential group housing, independent floors, hotels, multiplex, educational institutes, government offices, industrial buildings and mixed land use independent floors, among others.
Ensure rainwater harvesting system
Rainwater harvesting system has been made mandatory in a building of up to 100 sq meters or more. A complete proposal of rain harvesting system would be required to be included in the building plan.
The system simply involves collection of rainwater and using it later for other purposes or recharging underground aquifers.
The Municipal Corporation, Council, Nagar Panchayat are supposed to constitute a Rainwater Harvesting Cell which would be responsible for enforcement and monitoring of the provisions of rainwater harvesting.
Earlier, they system was mandatory for residential buildings above 250 square yards and commercial buildings above 500 sq yards. Sources said only several property owners ensured proper installation and functioning of rainwater harvesting system.
New guidelines
- Parking space for two two-wheelers in a house up to 100 sq metres
- One equivalent car space (ECS) in a house up to 100-150 sq metres
- Two ECS up to 150 - 200 sq metres
- Three ECS up to 200 sq metres
