Buying property in Gurugram is set to become significantly costlier as the district administration prepares to implement a hike in circle rates ranging from 8 to 145 per cent from August 1. While most of the revised rates have already been finalised, the administration has invited objections and suggestions for certain areas until July 31. The registry office will remain closed until August 1, after which the new rates will come into effect.
The most substantial increases are proposed for agricultural land. In Bajghera, the circle rate for agricultural land has risen by 145 per cent—from Rs 2.03 crore per acre to Rs 5 crore per acre. In Sarhaul, the increase is 108 per cent, taking the rate from Rs 2.39 crore per acre to Rs 5 crore per acre.
In the residential segment, posh areas such as DLF Phases 1 to 4, South City, Sun City, Sushant Lok, and locations along Golf Course Road will witness an average rise of 10 to 20 per cent. In DLF Phase 1, the circle rate will increase from Rs 1.14 lakh to Rs 1.31 lakh per square yard, a 15 per cent jump. Similarly, in DLF Phase 5, rates will increase from Rs 1.2 lakh to Rs 1.38 lakh per square yard. In Sector 25, the hike is more substantial—40 per cent—taking the rate from Rs 96,800 to Rs 1.35 lakh per square yard.
New sectors along the Dwarka Expressway, including Sectors 104 to 109 and 115, will see a 62 per cent increase, from Rs 40,000 to Rs 65,000 per square yard. In Sector 14, the proposed rate will rise by 34 per cent, from Rs 2.08 lakh to Rs 2.80 lakh per square yard. The highest proposed increase in residential property is in Gurugram village, where the rate will jump 77 per cent, from Rs 25,300 to Rs 45,000 per square yard.
In Sushant Lok-1, the rate will rise by 15 per cent, from Rs 1.09 lakh to Rs 1.25 lakh per square yard. In Sushant Lok-2 and 3, the increase is 14 per cent, from Rs 80,500 to Rs 92,000 per square yard. South City-1 will see a 12 per cent hike, with rates moving from Rs 1.15 lakh to Rs 1.28 lakh per square yard, while South City-2 is expected to increase by 14 per cent, from Rs 86,250 to Rs 99,000 per square yard. Nirvana Country will see a 15 per cent rise—from Rs 1.15 lakh to Rs 1.32 lakh per square yard, and Malibu Town will move from Rs 75,000 to Rs 86,250 per square yard. Palm Drive and Emerald Hills are both slated for a 21 per cent hike, from Rs 78,000 to Rs 95,000 per square yard.
The circle rates for flats in group housing societies in Sectors 15, 27, 28, 30, 31, 32A, 40, 41, 42, 43, 45, 46, 50, 51, 52, 53, 54, 55, 56 and 57 have been increased from Rs 8,900 per sq ft to Rs 9,790 per sq ft. In Sectors 58 to 63 and 63A, the rates have gone up from Rs 6,400 to Rs 7,040 per sq ft.
