Residents Welfare Associations (RWAs) of several residential societies are up in arms over the policy of charges fixed by the civic department for the calculation of the property tax for the apartments of such buildings. They have demanded an amendment in the norms of the recovery of the taxes from the flat owners.

Describing the format of the recovery of the property tax from the flat owners as faulty, Pramod Manocha, president, Greater Faridabad Residents Welfare Association, said residents should not be made to pay the tax of the common area (super area) in the residential societies as they are not the owners of such a space. He said the residents had been paying the maintenance charges to the societies and the civic body was not authorised to collect taxes for the services which it had not been providing. He said the house tax should be imposed on the carpet area and not the super area. The rate of house tax for flat owners should not be more than one-ninth of the tax imposed on the independent residential plots, where tax is based on per square yard.

Ranmik Chahal, secretary, RWA, Princess Park Society, said the major technical hitch that had been a cause of concern for flat owners was that they had no documents as the registration of the property done did not mention the carpet area, but the super area only. He said the state government should issue a notification after amending the norms and direct the civic bodies to consider the collection of thr property tax on the basis of the carpet area, which is almost 25 to 40 per cent less than the super area.
