Major relief for NBCC homebuyers

To get Rs 30K rent per month till possession, Rs 1L litigation cost

The Real Estate Regulatory Authority, Gurugram, provided a major relief to allottees of National Buildings Construction Corporation (NBCC) Green View project. The regulatory authority directed the corporation to pay a rent of Rs 30,000 per month to the allottees.

The amount has to be paid to the allottees till the handing over of the possession of their units.

The society is being rebuilt after being declared unsafe in 2021. The authority also directed the NBCC to pay Rs 1 lakh as compensation for mental agony and Rs 1 lakh as cost of litigation within one month from the date of receipt of this order, failing which the complainants would be entitled to get interest.

“They have to vacate the flats after the building was declared unsafe. It apparently caused harassment and mental agony to the complainants,” observed the authority.

Spread over 18.03 acres, the Green View project was launched in 2010 and the possession of flats began in August 2017 after a delay of two-and-a-half years. It has 784 flats, apart from 139 apartments meant for the economically weaker section (EWS). Around 260 flats were sold by the developer. In 2021, IIT-Delhi pointed out several defects in the building and deemed it “unfit to live”.

Residents vacated their flats by March 2022. Though the NBCC reportedly paid rent to the evacuated allottees for sometime, it stopped the payment in 2023.
