After a decade-long wait, Gurugram is set to witness the long-awaited expansion of its Metro system. Prime Minister Narendra Modi laid the foundation stone of the Gurugram Metro Rail project via video-conferencing on Friday, marking a significant milestone that will extend metro connectivity to the old part of the city. Modi, who was in Rewari, also laid the foundation stone of AIIMS.

The 28.5-km project, estimated at a cost of Rs 5,450 crore, will provide a much-needed boost to the city’s ailing affordable public transport system while addressing issues such as traffic congestion. The plan entails connecting the Millennium City Centre to Udyog Vihar Phase-5, integrating with the existing metro network of Rapid Metro Rail Gurugram at Moulsari Avenue station near Cyber City. The project is expected to be completed within the next four years.

The implementation of the project falls under the purview of the Haryana Mass Rapid Transport Corporation Limited (HMRTC), established as a 50:50 Special Purpose Vehicle (SPV) between the Government of India and the Government of Haryana.

The metro route will comprise 27 stations, including Sector 45, Cyber Park, Sector 46, Sector 47, Sector 48, Technology Park, Udyog Vihar Phase 6, Sector 10, Sector 37, Basai, Sector 9, Sector 7, Sector 4, Sector 5, Ashok Vihar, Sector 3, Krishna Chowk, Palam Vihar Extension, Palam Vihar, Sector 23-A, Sector 22, Udyog Vihar Phase 4 and CyberHub. Additionally, the proposed metro corridor includes a 1.85-km spur for the Dwarka Expressway, which is expected to significantly impact the real estate landscape of Gurugram and Dwarka Expressway.

Realty experts anticipate a surge in prices, estimating a 15 per cent increase due to the new metro connector and the imminent opening of the expressway to the public. Nayan Raheja of Raheja Developers emphasised the potential long-term impact on the city’s development and property appreciation, likening the project to successful models such as Delhi Metro Rail Corporation and Noida Metro Rail Corporation in Delhi and Noida.

While some realtors believe that prices in old Gurugram sectors may not be significantly impacted due to market saturation and high density, redevelopment activity akin to established areas in Delhi is anticipated in certain residential sectors. Pradeep Aggarwal, Founder and Chairman of Signature Global (India) Ltd, highlighted the extension of the metro from Millennium City Centre to Cyber City as a catalyst for employment growth and increased demand for housing in the city.
