Over 1,100 flat owners of the Godrej Summit society have moved the local administration, seeking an immediate structural review of the buildings. They have claimed that damage in their society is on a par with Chintels Paradiso.

The builder Godrej Private Limited is carrying out repairs on a massive scale. But the residents have called it a cosmetic cover up and sought the administration’s intervention. They alleged that high chloride content had been detected in the concrete.

The flat owners said that rather than going for extensive repair work, the builder was doing cosmetic work to make things look visually ok. They have also questioned the panel of experts appointed by the builder to assess damage.

The project has 1,100 residential units housed in 11 towers. In August 2023, the company had announced that it would spend up to Rs 155 crore for the repair work, besides a buyback offer for those wanting to exit the project.

The dissatisfied residents have shot a letter to Deputy Commissioner Nishant Yadav, highlighting structural problems in the balconies of their flats, especially the 640 flats that were built in Phase 1 of the project (Towers D E F and G).

They claimed that though the society topped the charts in poor construction and was in the first list of societies selected for structural audit, it subsequently disappeared from the list, leaving residents at the mercy of the builder.

In their letter, residents stated: “We are at similar risk as are the residents of Chintels Paradiso. We demand that any repair work or buyback offers at Godrej Summit are carried out under the government’s supervision with complete transparency.”

“Please direct Godrej Private Limited to reimburse flat owners’ cost of capital, inclusive of a 10.6 per cent interest rate in addition to the stamp duty paid or offer rentals at the prevailing market rate, similar to the arrangement implemented by the Delhi Development Authority in Delhi,” read the letter sent to the DC.

Meanwhile, Godrej Private Limited has issued a statement, saying, “We hope to complete repair work by the end of this calendar year. About 10 per cent of the customers have opted for the buyback option so far.”
