Punjab govt notifies new municipal building bylawsAhead of the forthcoming elections to the urban local bodies in the state, Local Bodies Department has notified new municipal building bylaws, amending the Municipal Building Bylaws 2018.

This would be second amendment in the bylaws, after Congress rose to power in 2017.

The local Bodies Department has come up with revised bylaws after PUDA amended its building rules, last year.

In the amended bylaws, the Local Government has relaxed the parking norms for small houses, mixed land use and more parking spaces with higher floor area ratio (FAR) for commercial establishments. Multiplexes can now rent out space for corporate offices and set up a small hotel on their premises.

Uniformity of bylaws for nursing homes and hospitals, norms for old age homes, and mentally challenged, norms for day care centres in residential areas, have been incorporated.

Officials said the main intent was to make the bylaws user friendly and attractive, as the previous bylaws introduced at the time of the previous Local Bodies Minister Navjot Sidhu were strict. While allowing industrial buildings have been allowed storage godowns, giving them commercial use.

On the same pattern capacity of four cinemas in a miniplexes with a seating capacity of 999 has been allowed against previous two cinemas with seating capacity of 250.

For residential projects, clear cut guidelines on documentation, restricted areas, duration and revalidation of building plans have been incorporated

The move would also introduce an element of positivity in the state economy by helping the existing business units generate more revenue.

The CM today released the amended building bylaws.
