The Punjab Real Estate Regulatory Authority (RERA) has issued notices to two Kharar-based private developers for selling plots without registering their projects.
The projects in question are located at Bhago Majra and Radiala villages.
GNE Developers and High Rise Estate have been asked as to why penalty proceedings should not be initiated against them for the violation of the RERA Act.
As per rules, realtors are required to register their project with RERA before selling plots.
Recently, a complaint was filed with the Vigilance Bureau against the builders, alleging that they secured multiple no-objection certificates (NOCs) from officials for the sale of plots, illegally carved out of agricultural land.
It was complained that that unscrupulous elements were not only evading the mandatory change of land use and other fee but also developing illegal colonies right under the nose of the authorities.
The multiple NOCs had been issued in the name of individuals on the basis of sale agreements or the power of attorney executed before March 18, 2018.
But the land chunk mentioned in the NOCs had been bought much later, some even purchased by private colonisers in 2024.
The plots in the colonies were allegedly being sold without the colonisers applying for the regularisation of their colonies under the Punjab Laws (Special Provisions for Regularisation of Unauthorized Colonies) Act, 2018.
A nexus between the local government officials, colonisers and revenue officials was alleged in the complaint.
