The Punjab Urban Planning and Development Authority (PUDA) has made a public offer for the allotment of 138 freehold residential plots at PUDA Enclave being developed at the Sugar Mill site in Jagraon. The scheme opened on February 20 and the last date for submission of applications is March 22.

Officials of PUDA said under the scheme, 24 parcels of 150 square yards each, 29 of 200 square yards each, 18 of 256 square yards each, 21 of 300 square yards each, 30 of 400 square yards each and 16 parcels of 500 square yards each were available for allotment to eligible persons. The cost has been fixed at Rs 8,500 per square yard and applicants would have to deposit 10 per cent of the cost as earnest money with their applications.

As per the offer document, 2 per cent of the total cost of land would be payable as ‘cancer cess’ and it would be collected with balance 15 per cent of the cost within 30 days of allotment letter/letter of intent to successful allottees. Further, corner plots would carry a premium of 10 per cent and those with entire frontage facing parks as per the layout scheme would be sold at 5 percent extra. Plots having both these advantages would carry a premium of 15 per cent.

In case the number of applicants is more than the total number of plots available for allotment, a draw of lots would be held on May 5. Successful applicants would have to submit documents by June 13 and the process of refund of earnest money by unsuccessful applicants would be completed by July 4.

As per the terms and conditions of allotment, the allottees would be required to make payment of the balance 75 per cent amount either in lump sum within 60 days from issue of allotment letter (in which case a rebate of 5 per cent would be given on the entire cost of plot) or else in six equated half-yearly instalments with interest of 12 per cent per annum.

The offer document said reservation as per the prevailing policy of the Punjab Government would be admissible for allotment of these plots. Accordingly, 54 per cent of total plots would be allotted under general category, 15 per cent to those belonging to scheduled castes and scheduled tribes, 4 per cent to serving/retired Defence personnel and paramilitary forces, including war widows, 2 per cent to legal heirs of Army/paramilitary forces and Punjab Police personnel killed in action, 1 per cent to 100 per cent disabled, 5 per cent to riot-affected and terrorist-affected persons, 3 per cent for physically disabled (1 per cent each for physical, mental and hearing/speaking disability), 2 per cent for freedom fighters, 2 per cent for sports persons, 2 per cent for gallantry award winners of Defence/paramilitary forces and police and 10 per cent for Punjabis settled abroad.
