P’kula finalises collector rates

Unlike last year, the Panchkula Administration has finalised the collector rates. There is an increase of 9 to 15 per cent on stamp duty on commercial as well as residential properties. 

The new collector rates are likely to become applicable from the next week after getting the approval from the Financial Commissioner, Revenue Department. Though the stamp duty on plots is 7 per cent, people would have to shell out Rs 28,000 more for the four-marla plots and Rs 1.47 lakh for the plots measuring one kanal for registration.

The collector rates have also been increased in the society flats in sectors that fall in Mansa Devi Complex (MDC) area. However, there is a reason to cheer for those who want to set up nursing homes in the city as the rates have been decreased by 50 per cent for such sites. 

The stamp duty on the 6-marla plots has been increased from Rs 4.55 lakh to 5.04 lakh, showing an increase of Rs 49,000 whereas stamp duty on 8-marla plots has been increased by Rs 77,000 to Rs 6.23 lakh from the existing Rs 5.46 lakh. Similarly, the stamp duty on 14-marla plots has been increased from 9.87 lakh to Rs 10.92 lakh, an increase of Rs 1.05 lakh. The stamp duty on one kanal plot has been increased from Rs 13.79 lakh to Rs 15.26 lakh. 

Deputy Commissioner Mukul Kumar said the collector rates would be effective from the next week. He said the existing collector rates for residential as well as commercial properties in the city had been compared with that of Gurugram and Karnal. He further said the collector rate for booths in the sectors had been increased as there was sale and purchase going on and people were doing good business there. He said commercial sites, such as DSS, HCF and SCO, were not selling in some sectors, so the collector rates had been decreased in those sectors. 

The stamps duty on residential plots in Panchkula has gone on the higher side than the neighbouring cities of Mohali and Chandigarh. The buyers of plots in Panchkula would have to pay Rs 6.23 lakh as stamp duty for the 8-marla plot while the buyers in Mohali and Chandigarh would have to pay Rs 2.052 lakh and Rs 3.20 lakh, respectively.
