CHANDIGARH: In a major relief to property owners, the Chandigarh Administration will accept self-certification while approving the building plan for the construction.

In a major relief to property owners, the Chandigarh Administration will accept self-certification while approving the building plan for the construction.

Sources said the provision of self-certification is being incorporated in the new urban building bylaws 2017 approved by UT Administrator VP Singh Badnore recently.

As per the proposals, the application made in case of residential building upto 500 sq yds, commercial booths, shop-cum-office (SCO), shop-cum-flat (SCF) and similar buildings, plots of industrial plot (upto 1000 square yards (836 sq. mt.) and buildings governed by the architectural control sheets may be submitted certifying that these adhere to the requirements as laid down under the building rules, including the zoning and architectural controls, giving 15 days notice to the competent authority for granting approval.

The construction can be started after the period of notice in case the competent authority does not convey any objection to the applicant.

Vinod Joshi, an architect, said the provision of self-certification would end the delay in process of approval. He said under the present system the owners could only start the construction after getting the approval of the plan which sometime got delayed for various reasons.

The Administration was coming up with the new bylaws to end confusion

and make them simple for the residents so that no one was deprived of benefit of the rules due to ignorance.

Every procedure, from submitting the applications for building plan to the completion of the building, has been simplified and explained in the bylaws. All the amendments made regarding the bylaws have been incorporated in the bylaws so that the resident do not run from pillar-to post to get information.
