Govt fixes new EDC, conversion rates for guest houses in Gurugram

The Haryana Government has fixed new charges for the change of land use (CLU) for the guest houses and boarding houses in the residential areas in the Gurugram-Manesar Urban Complex.

According to the order issued by the Director General of the Urban Local Bodies, external development charges (EDC) for the land in the acquired sectors have been pegged at Rs 2.08 crore per acre. However, the EDC in the sectors which had not acquired by the government would be substantially lower at Rs 20.8 lakh per acre.

The conversion charges for the guest houses on the national highways will be Rs 29.75 lakh per acre while for the guest houses on the sector roads, the rates would be Rs 25.5 lakh. Similarly, the rate for other roads would be Rs 21.25 per acre.

A scrutiny fee of Rs 40,470 would be charged for both categories of land (both in the acquired sectors and in the non-acquired sectors) on which the guest house is proposed to be constructed.

The order made it clear that not more than 5,000 square yards would be allowed to be converted into guest houses in one sector. The minimum area for the grant of CLU for a guest house would be 1,000 square yards (2 kanal) with the maximum area being 2,000 square yards.
