CHANDIGARH: In another incentive to the recession-hit realty sector, the Haryana Government has allowed a density of 300 persons per acre in residential projects across the state.

In another incentive to the recession-hit realty sector, the Haryana Government has allowed a density of 300 persons per acre in residential projects across the state.

The amendments to the New Integrated Licensing Policy (NILP) 2016 have apparently been effected to give a boost to the affordable housing sector. The current density of population is 250 persons per acre.

A government functionary told The Tribune that since there was a greater demand for affordable housing in the cities, the amendment would take care of people’s housing needs. While the builders would be able to construct more dwelling units per acre, the buyers would be in a position to buy the apartments at reasonable rates, he said.

The provision of buying additional floor area ratio (FAR) by the builders would remain in operation. “Irrespective of the area of such project, the maximum permissible floor area ratio (FAR) shall be 1.25 with a proviso that additional 0.25 FAR of the entire colony on account of purchasable development rights (PDR) shall also be allowed,” a notification issued by AK Singh, Principal Secretary, Town and Country Planning, said.

The additional FAR would be permitted on 88% of the licensed area i.e. after excluding the 12% area reserved for affordable housing.
